What is a short term rental?

In Dubai short term rentals are controlled and regulated by Dubai Tourism Commerce and Marketing ( DTCM) and obliges the operator to have a Hospitality trade license.Every apartment on short let has to have a unit permit with a valid date. Short term rentals start as short as 2 nights up to 3 months with a probability of extension.

Why to rent a Holiday Home?

Holiday Homes gives more privacy, more space and the experience to live like a local abroad (experience life as a resident). It is also a great way to ‘feel’ the area before making a decision to commit for 1 year. It is also a great option if visa is in process  and you need a place to stay.

Where are our holiday Homes located?

Our properties range from cozy studios to luxury penthouses and villas . All these are scattered around Dubai and mainly located in the prime and convenient areas.

What facilities are going to be in my apartment?

All DHH apartments are fully-furnished and fully-equipped for living. Bed linens, towels, bathroom amenities

All standard kitchen and bathroom appliances:

  • Hairdryer, washing machine, iron, ironing board
  • Cutlery, kitchenware, oven, toaster, microwave, kettle fridge, cooking utensils

Most buildings in Dubai are equipped with:

  • Gymnasium
  • Swimming pool
  • Parking
How can I book an apartment?

You can do it online via our website by selecting one of the apartments that matches your criteria and proceed to the check out if the apartment is available. You will receive an instant confirmation to the registered email ID.

Is there a minimum length of stay?

Yes, 2 nights.

We offer daily, weekly and monthly rates.

However, certain public holidays can have certain restrictions.

How far in advance can I book the property?

Most of our properties will be available up to 6 months in advance. If there is a problem with the calendar, please contact us directly, so we can assist you faster.

Do I have to pay for electricity and water?

No. All the bills are included.

How much will I be charged?

Once you confirm the apartment of your choice and proceed to payment, the full amount mentioned in the reservation will be charged to your bank card.

Are there any additional charges?

VAT of 5%, tourism fee of 10 or 15 aed per room per night  are all charged at the time of the booking.

The late check in fee ( outside the normal check in hours) will be charged upon arrival and is 150 AED.

Deposit of 2000 AED is also charged upon arrival ( preferably in cash).

Do I have to pay a Tourism Fee if I am a UAE resident?

Yes. Tourism Dirham Fee applies to all guests staying in any short term accommodation in UAE regardless of their nationality or residency status.

When will I get the security deposit back?

Security deposit is collected at the time of the booking and is a refundable amount if the property remains in the same condition and all the T&C are complied with. Security deposit will be issued back to your card in 5 working days.

What if I cancel the reservation?

Our policy states that there won’t be any refunds if you cancel your stay 15 days prior to your check-in date. So, please for any cancellations and amendments, contact us on hello@dhh.ae.

Please note that any amendments may result in a rate change.

Do I need to contact anyone before my check-in?

Yes. If we don’t hear from you, one of our team members will be in touch with you to verify your contact number and let you know about the instructions for the check in ( i.e. location, parking, directions, etc)

Do I need to send any documents prior to my check-in?

Yes. To arrange a smooth check in, most building managements in Dubai require ID details for registration of guests in the system. If the documents are not submitted on time, there might be delays upon arrival and entrance to the building.

What are the check-in and check-out times?
  • Check in is between 2pm and 8pm.
  • Check out is at 12pm ( noon).
  • Early check ins are subject to availability and will be accommodated based on the circumstances. Late check ins are charged at 150 aed.

 

I need a baby cot and a foldable bed for my guest. Can you provide these?

Yes.
Baby cots, high chairs and foldable beds and other things are available upon request and charged 150 aed per stay.
Please let us know in advance, prior to your arrival or mention it to any of our team members and we will do our best to facilitate your request.

Can I bring a pet?

We are pet friendly!
However, not all buildings allow those furry friends in, but we will be able to assist you with the buildings that share the same love for pets as we do!

Your feedback and suggestions are very important to us and we welcome any ideas on board. Please send them through to hello@dhh.ae.

Is Housekeeping included?

Housekeeping services are not included in the rate but can be requested. 

Can I smoke inside the property?

No. All our properties are non-smoking however it is allowed to smoke on a balcony.

Can I drink water from the tap?

No. Dubai water is high in sodium so it is advised to use the bottled water.

Can I invite guests?

Yes. However, each property has its allowance and the number of people residing in the property must not exceed the amount mentioned upon the reservation. The rate usually depends on the number of guests staying at the property. You may lose your deposit or asked to leave as it breaches our T&C.

Can I throw a party?

No. No parties are permitted.
Quiet hour starts at 10pm until 7am and is strictly monitored by the building management. So, we don’t hold any responsibility for any complaints from the neighbours.
However, if you need a place to celebrate something or just gather with friends or family, please contact us and we will be able to assist you with the suitable property.

What happen if I lose the keys?

Please contact us and we will send our team to provide you with the new set, however the call out charges and the keys are charged.

Can I use my property?

Yes.
Please let us know in advance if you wish to block the dates for your stay, otherwise we will check the availability and let you know. Otherwise, we can offer you partner rates in any of other apartments that we rent.

How do I know if my property is rented or vacant?

As the owner, you will have your log in credentials to access the status of the property.

What are the required documents to register your apartment with DTCM?
  • Title deed
  • Recent Green Dewa Bill ( under the owner’s name)
  • Passport copy of the owner
  • Signed Property Management letter
Is insurance mandatory for a holiday home apartment?

Yes. Each apartment has to have the All Risks Insurance.

What if my property is unfurnished?

Not a problem.
We have an in-house interior team who will be able to assist with the decoration and furnishing of the apartment complying with all the DTCM standards.
